A mixed-use development block planned as a major next phase of the Pearl District in San Antonio.
Situated at the intersection of Grayson and Isleta, this site presents the opportunity to transform the entry experience for those visiting Pearl and Hotel Emma. The first impression will be a beautiful but comfortable and laid-back neighborhood — still urban and vibrant, but a little slower, safer, and quieter than downtown.
Of the three streets bordering the site, Josephine Street carries the heaviest and fastest vehicular traffic, so ingress, egress, and service will be located to the north and northeast corner. Streetscapes along Grayson and Isleta will be designed with the pedestrian in mind, the structure set back to allow generous sidewalks and a pleasurable walking experience shaded by trees, awnings, arcades, or a mix of these. Storefronts will be charming, approachable, and welcoming, with the feel of a true urban neighborhood. The two corners along Grayson will be open, inviting, and well-lit so that guests and residents feel safe along this promenade, both during the day and at night. The ground floor will feel alive.
Motifs centered on nature, wellness, and a connection to the outdoors will be prominent throughout the project — deep inboard balconies, rooftop terraces, a lush amenity deck for residents, spacious outdoor patios. Although biophilic design tends toward a modernist slant, the theme will appear in a way that feels native to San Antonio rather than contemporary. Activation of the river and pronounced connections to the nearby San Antonio Riverwalk and Brackenridge trail system will further emphasize the connection to the outdoors.
